    Description

    My soon-to-be husband and I have been through a long journey in planning our new midlife marital residence. I picked an Allison Ramsey (Beaufort, SC) plan, then a William Poole (Wilmington, NC) plan, and eventually ended up with this custom design created by a local draftsman in Marion, SC.
    It was to be built in the corner of one of my crop fields and would have been my dream house.
    Building was delayed due to the pandemic and to the corresponding rise in construction costs. We finally have ended up completely reconsidering the idea of a new marital home at our age and now are in the midst of working with another designer to expand my current 1950’s “country cottage” into something roomy and comfortable for our golden years. Seemed to make better sense than having a brand new house in addition to a perfectly nice smaller house on my family property!
    I’ve taken representative photos of the design and of some of the pages, including the floor plan and exterior appearance.
    *** Please note that this includes 3 identical 7-page large sets of the same plan. I believe these could be handed to a contractor/builder “as is” for construction, but I’m NOT sure about that. Please see photos for the contents of the 7 pages.
    *** The price also includes 2 sets of the original 3-page structural engineering plans and layout, along with the engineer’s official stamp on both.
    - I’m not sure how structural engineering stamps work! This has been approved for building in a high-wind zone (coastal hurricanes) around 30 miles inland from Myrtle Beach, South Carolina. If you’re not in SC, your building codes and requirements could easily differ from ours.
    We were charged 0 by the draftsman to draw up our plan using my sketches and ideas from house plan books, sites, Houzz, and Pinterest. I picked and chose exactly what I liked.
    We were charged an additional 00 by the professional structural engineer for the required set of engineering drawings and the South Carolina engineer’s stamp.
    We’d simply like to recoup our expenses from having this new house plan drawn up, stamped, and approved.
    It’ll always be my “dream house,” and I tried to make sure it had everything I wanted since we would have lived in it for the rest of our lives. More “bells and whistles” can, of course, be added to the design.
    I hope someone else will appreciate my ideas and design!

    - Brand new custom plan, created locally, with lots of meetings with the draftsman, from 2019-2020.
    - House has the modern farmhouse look but also has a traditional feel, particularly on the outside. I didn’t want a design that would date itself in 10 years. I wanted a more timeless feel - even though I do, indeed, live on a working farm.
    - There’s a lot of openness in this plan, especially the great room, which opens into the kitchen and to the outside covered porch. This is a popular layout these days.
    - There are outdoor living spaces - a front porch and a back porch/patio (with a connecting enclosed sunroom just off the kitchen and beside the back porch).
    - 2-car garage along with open storage space and a storage room.
    - According to the plans, there are 3131 square feet of living area in this house. I don’t believe that includes the porches or garage. I can’t recall if it included the bedroom/bathroom combo upstairs.
    - 3 bedrooms (1 master downstairs, 1 smaller one downstairs, and 1 large room upstairs - perfect for visiting children or grandchildren). The downstairs library/study could also be another downstairs bedroom such that the upstairs bedroom and bathroom could be constructed later or could be left unfinished and used simply for storage.
    - 3 1/2 bathrooms (1 large master downstairs, I smaller bathroom downstairs beside the extra bedroom, and 1 small one upstairs. There is also a half bath near the back entrance.
    - I like a formal dining room and living room and insisted on having them. Of course, those rooms could be reworked or repurposed from my original plan.
    - I planned for as much storage as possible in my dream house plan - abundant closets, walk-in pantry, and garage storage.
    - Laundry room and mudroom.
    - And yes, I was so thrilled with my ideas and resulting drawings that I’d already begun selecting paint colors, appliances, bath fixtures, and lighting. :-( I’d also gone ahead and actually purchased drapery cloth to sew for the windows. (And I hope to list on eBay the yards of fabric that we have no place for in my current house’s eventual expansion!)

    I’ll mail the 5 stapled sets of plans, all rolled together, in a cardboard shipping tube or reused box. There will be no additional shipping charge to the buyer. I’ll probably ship by Priority Mail, which includes insurance.
    Please note that due to legal technicalities, there can be no returns on this plan. It can be built one time.
    **** My home and my fiancé’s home are both smoke-free, but mine is extremely pet-friendly. A few strands of friendly dog or kitty fur will probably sneak into the pages!
